Most of our owners did not set out to buy. They came for a month, in one of the Maison's residences, and noticed something by the second week: they were not staying in New York anymore. They were living here. The Programme is the path from that realisation to a front door of your own — with every step handled by the same house.

Our in-house brokerage finds, negotiates and closes — quietly, on your behalf. From the first shortlist to the final signature, the search is run by people who know these buildings by name.

You give us the brief — building, block, light, view — and decide only what matters: which home is yours. Off-market and on, the Maison does everything else, answerable to you alone.

Cleaning, maintenance, staffing and the stocking of your belongings — the home kept immaculate year-round, ready for whichever week the city calls you back.

And, only if you wish, the letting of the home for short-to-medium stays while you are away — with the yield to you, and the scheduling to us. You will never manage a calendar. That is precisely the point of ours.
